About This Position

SUMMARY:
The Property Maintenance Specialist is responsible for performing all aspects of maintenance and repairs across the OP property portfolio, ensuring the efficient operation of buildings and systems while adhering to safety standards and budget constraints.
This role involves time and project management, scheduling preventative maintenance, responding to tenant repair requests, and coordinating with OP construction team or outside contractors for larger projects. “This is a safety-sensitive position.”

EDUCATIONAL EXPERIENCE:
High School Diploma required, trade school certification or relevant experience in building maintenance preferred.

WORK EXPERIENCE:
Minimum of 5 years’ experience in a property maintenance role, with supervisory experience preferred.

ESSENTIAL FUNCTIONS:

  • Work with Property Operations Specialist to implement and execute a comprehensive preventative maintenance schedule for all property systems (HVAC, plumbing, electrical, fire safety, etc.).
  • Regularly inspect building components and identify potential issues.
  • Perform general maintenance, repairs, or improvements for all OP properties to include carpentry, drywall, painting, plumbing, light electrical, HVAC, door hardware, concrete work, landscaping/mowing, snow removal, and other duties as assigned.
  • Maintain detailed maintenance logs and records for repairs, equipment, and systems.
  • Promptly respond to tenant maintenance requests and work orders.
  • Diagnose and troubleshoot maintenance issues.
  • Coordinate with OP construction team or outside contractors for complex repairs, renovations or tenant improvements projects when necessary.
  • Monitor repair costs and ensure budget compliance.
  • Work with Property Operations Specialist and EVP to create and manage maintenance budget.
  • Maintain inventory of maintenance supplies and equipment.
  • Ensure compliance with local building codes and regulations.
  • Conduct regular safety inspections and address any hazards.
  • Generate reports on maintenance activities, costs, and compliance status.
  • Identifying maintenance risks on equipment.
  • Present various options to EVP related to cost effective and efficient replacement of roofs, parking lots, and HVAC systems.

REQUIRED SKILLS AND/OR KNOWLEDGE UPON QUALIFICATION IN POSITION:

  • Strong understanding of building systems including plumbing, electrical, HVAC, and general building maintenance.
  • Excellent diagnostic and troubleshooting capabilities to resolve maintenance issues efficiently.
  • Effective communication with tenants, contractors, and OP staff.
  • Ability to prioritize tasks, manage schedules, and maintain detailed records.
  • Critical thinking and problem-solving skills.
  • Proven work experience in Property Maintenance or similar role.
  • Current driver’s license and ability to drive a company vehicle.
  • Required state licensing/certificates for electrical, plumbing, and HVAC.
  • Required certifications to use equipment such as various lifts, skid steer, forklift, mowers, etc.
  • Reliable and self-motivated.
  • Some travel is required. Possible overnight trips as needed.
  • Ensuring adherence to the Occupational Health and Safety Act and appliance standard.
  • Practices Safety, Health, and Environmental Protection.

PHYSICAL REQUIREMENTS:

  • Repetitive hand/arm movement.
  • Pushing/pulling.
  • Bending/stooping/twisting.
  • Lifting and carrying up to 50lbs.
  • Standing for long periods of time.
  • Limited sitting.
  • Frequent exposure to temperature extremes.
  • Climbing stairs and ladders.
